01
System Design & Specification
Points schedule, controller topology, network layout and integration strategy — written so it can be tendered, priced and verified rather than just installed. Getting the points schedule right at this stage is what stops arguments at commissioning.
Points schedule · topology · specification
02
HVAC Control
Air handling units, fan coils, chillers, pumps and VAV terminals. Control sequences written out, setpoints agreed with whoever operates the building, optimum start and stop, and loops actually tuned rather than left where the factory set them.
AHU · FCU · chillers · VAV · sequences
03
Lighting & Occupancy Control
Scheduling, daylight and occupancy response, zoning, and scene control for public areas and back of house. Set up so overrides are possible without someone defeating the whole schedule to get one room to behave.
Scheduling · daylight · occupancy · zoning
04
Energy Metering & Monitoring
Electrical, water and thermal metering brought onto the same system, trended by zone and by plant item. Sub-metering placed where it answers a question you will actually ask, rather than everywhere it is technically possible.
Sub-metering · trending · consumption reporting
05
Third-Party Integration
Fire alarm, access control, CCTV, lifts and generators surfaced on the same head-end over BACnet, Modbus or the manufacturer's gateway. Life-safety systems are integrated read-only, so the BMS reports their status without ever being able to command them.
BACnet · Modbus · gateways · read-only safety
06
Graphics & Alarm Strategy
Floor-plan graphics that match the building as built, and an alarm strategy with real priorities behind it. The target is an alarm list short enough that an operator still reacts to it — which means suppressing the noise, not just colour-coding it.
Graphics · alarm priorities · dashboards
07
Commissioning & Handover
Point-to-point verification, sequence witnessing against the written control descriptions, and trend logs proving the plant behaves across a full cycle. Handover includes the as-built points schedule, O&M documentation and training for the people who will operate it.
Point-to-point · witnessing · trends · training
08
Support & Optimisation
After handover: seasonal setpoint and schedule review, trend analysis to catch plant drifting out of tune, and alarm list housekeeping. This is the part that decides whether the system is still earning its cost in year three.
